1:35 PM - 1:55 PM | Keynote: The Impact of Socioeconomic Culture on Philadelphia’s CRE Market -- What’s at Stake and What to Expect for 2019

Philadelphia's historically lower-income neighborhoods have been gendrifying at a rapid pace over the last 5-10 years. However, these newly redeveloped areas often experience a similar level of crime as their previous incarnations. This, compacted with the homeless population increasing in Center City as retail moves towards the suburbs, has a huge impact on Philadelphia’s CRE market. In this keynote address, the City of Philadelphia provides insight to the state of the city's socioeconomic culture, and how it’s affecting CRE development, investment and retention.

Maria Gonzalez, President & CEO, HACE

Despite protests from longtime residents and commissioners arguing against gentrification, students are moving in in droves. Multifamily space is expanding with young professionals and empty-nesters looking for flexibility and the best amenities in high-end complexes, and mixed-use developments including office space and parks are popping up in newly repurposed areas; maximizing the space where there used to be nothing. This panel will discuss the biggest trends we’re seeing in the next wave of Philly’s urban revitalization.
