1:35 PM - 1:55 PM | Keynote: The Impact of Socioeconomic Culture on Philadelphia’s CRE Market -- What’s at Stake and What to Expect for 2019

Philadelphia's historically lower-income neighborhoods have been gentrifying at a rapid pace over the last 5-10 years. While this trend of gentrification brings in an influx of new middle- and upper-class residents, the original inhabitants of these neighborhoods are increasingly becoming priced out of their homes. Additionally, these newly redeveloped areas still often experience a similar level of crime as their previous incarnations. This has a huge impact on Philadelphia’s CRE market. This keynote address will provide insight to the state of the city's socioeconomic culture, and how it’s affecting CRE development, investment and retention.

3:45 PM - 4:30 PM | Neighborhoods in Transition: Exploring Trends in Redevelopment

There is an influx of redevelopment happening across Philadelphia, and neighborhoods like Temple U and the Arts District on the north side of the city, and Point Breeze in south Philadelphia, are teeming with activity. Despite protests from longtime residents and commissioners arguing against gentrification, students are moving in in droves. Multifamily space is expanding with young professionals and empty-nesters looking for flexibility and the best amenities in high-end complexes, and mixed-use developments including office space and parks are popping up in newly repurposed areas; maximizing the space where there used to be nothing. Additionally, these trends will likely be accelerated, thanks to the new Opportunity Zone incentives offered for developers and investors in these areas. In this panel, we'll discuss the next wave of Philly's urban revitalization.
