Philadelphia's historically lower-income neighborhoods have been gentrifying at a rapid pace over the last 5-10 years. While this trend of gentrification brings in an influx of new middle- and upper-class residents, the original inhabitants of these neighborhoods are increasingly becoming priced out of their homes. Additionally, these newly redeveloped areas still often experience a similar level of crime as their previous incarnations. This has a huge impact on Philadelphia’s CRE market. This keynote address will provide insight to the state of the city's socioeconomic culture, and how it’s affecting CRE development, investment and retention.
