The net lease sector is the backbone of the commercial real estate space and it continues to be a beacon for investors eager for its steady returns. Domestic and international capital has been flooding the single-tenant net lease space, for example, with sales volume from the second half of 2021 hitting $64 billion, 40% above same-period numbers in 2019, according to Colliers. The type of capital that is snapping up investments is also telling: big money capital and private equity are leading the charge, with institutional, REIT and cross-border capital sources accounting for nearly 60% of all acquisition volume in 2021, compared with 43% for the broader market.
