Spencer Rinker is co-founder, CIO and president of homebuilding for AHV Communities, the privately held developer, builder, operator and industry leader in Built-for-Rent® luxury single-family and attached rental communities. Founded in 2013, AHV Communities was the first in the US to introduce single-family rental homes both built from the ground up and presented in contiguous communities. The company remains the beacon in the sector today, operating its business akin to a luxury multifamily development and operations model rather than an SFR aggregate volume investment model.

AHV Master Planned Rental Communities™ serve renters in premium supply constrained markets with quality constructed and well-amenitized rental homes. All AHV communities are maintained onsite, ensuring long-term asset quality and a stronger value proposition for renters, cities, and investors. To date, the company is responsible for the delivery of 4,100 units/lots with a value exceeding $1.5 billion. AHV’s communities - both operational and under development – span the states of Washington, California, Colorado, Texas, Alabama, and Tennessee. Today, AHV’s assets under management (AUM) encompass 23 communities and 4,250 units with an approximate total value of $1.75 billion in stabilized value.

In his role, Spencer Rinker focuses on executive management of AHV’s investments and the national expansion of its in-house homebuilding operations. He is instrumental in the company’s execution and growth. Rinker played an integral role in incubating AHV Communities’ innovative business model in 2012 and helped to establish the firm as the recognized leader of a burgeoning asset class.

Prior to co-forming AHV Communities, Rinker served as a principal in the multifamily group Greenlaw Partners, where he was responsible for acquisitions and asset management. Over the course of his 20-year career, he has been directly involved in the acquisition, development, construction, and financing of over 12,000 multifamily and single-family residential units. He is also notably a third-generation real estate developer.

Rinker earned Bachelor of Arts degrees in both Economics and Legal Studies from Chapman University. He currently resides in Orange County, California, and when he’s not working, prioritizes time with his wife and two children.
