The fall out of COVID 19 has severely impacted both low-income residents and the owners and developers who provide homes for this demographic.  While rent, eviction and foreclosure moratoriums will help residents in the short term, this will leave owners unable to support residents and manage properties effectively. Also, with funding sources likely not flowing as freely there will be a slowdown in the number of affordable housing construction projects completed, only furthering the gap between need and supply. Hear from our panel of affordable housing experts as they provide their perspective on the long term impact of COVID 19, ways in which the industry can overcome challenges with funding, construction and importantly, how the industry can help bridge the gap between the supply and demand of low-income housing.

Despite the uncertainty within the market, Class B properties are being touted as the best-positioned property for an economic slowdown.  With the gap between rent rates for Class A and Class B properties being sizable, the possibility of residents from Class A properties moving down to Class B properties is very real, especially as many people are being left unemployed due to this crisis. This session will delve into the current trends within Class B properties and provide an outlook on the long term performance of this property class.

In recent years luxury rentals have proven a popular option amongst developers. However, the economic impact of COVID 19 has left luxury rental residents struggling to pay high rents, and many are now exploring cheaper options within Class B properties. As luxury rental properties face a serious challenge retaining residents, our panelists will look to consider how luxury rental operators are retaining renters and provide projections for how they foresee the luxury rental market performing both long term and short term.
