Tom Gorman is the Managing Director for SIG’s Philadelphia PA office, which is slated to open in October 2019. The new Philadelphia office is the firm’s first location in the region and will provide net lease investment services to clients from Washington, D.C. north, up to Boston, creating a footprint in the Northeast for Sands Investment Group.

Tom launched his real estate career in August 2003 as an Associate in the Philadelphia office of Marcus & Millichap. Focusing on the sale of Single-Tenant, Net-Leased assets, he quickly built up a successful track record and was promoted through the ranks, reaching Vice President of Investments and Senior Director of the National Retail Group.
During eight years of selling NNN investments, Tom hit a number of key milestones:

Consistently ranked in the top performers of the Philadelphia office
Regularly approached by newer agents to act as a mentor
Built a team by hiring and training two junior associates who have since gone on to become the dominant NNN sales team in the Philadelphia MSA and one of the most successful nationally
Closed nearly 250 transactions valued at more than $900 million
Maintained team revenue throughout the Great Recession
In 2011, Tom joined the management team at M&M. Tom’s first assignment was to assist the new Regional Manager in M&M’s Washington, DC office, which had not recovered from effects of the Great Recession. In this role, Tom hired and trained new agents to replace those who had left during the downturn, adding 12 new agents to the office in 6 months. These new hires played a key part in helping the office quadruple revenue from $5.7 to $20+ million over the coming years.

From Washington, DC, Tom went on to Boston in early 2013 to launch a new office for M&M. Over the course of 15 months, serving as Regional Manager, Tom hired, trained and deployed 18 new agents, created an initial revenue stream of $2.7 million, moved the team from temporary to permanent office space and established the M&M brand in New England.

In 2014, Tom was recruited by CBRE to return to Philadelphia as a Senior Vice President and partner on the region’s new Capital Markets team, sourcing debt for retail clients. Over the past 5 years, Tom has sourced nearly $500 million in debt and has worked with his partners on the Capital Markets team to establish CBRE as one of the primary players in the Philadelphia MSA.

Tom has been an active member of the International Council of Shopping Centers (ICSC) since 2003, serving as state chair for the Pennsylvania Next Gen Committee with chapters in Philadelphia and Pittsburgh, and as a member of the PA/NJ/DE Idea Exchange planning committee.

Outside the office Tom likes to try new restaurants. He burns off the extra calories hiking, biking and kayaking with Maureen, his wife of 20 years, and attempting to keep pace with his two teenage boys, Jack and Tommy. Tom recently committed to “bike his age” every year. He’s resigned to the fact that he won’t “shoot his age” on the golf course until he’s well into his 90s.
